When performing housing loan calculations, it is important to accurately understand the monthly installment amount, total repayment, appraisal and mortgage fees, and legal tax exemptions. With current mortgage rates offered by banks, you can own your dream home at the most suitable cost.

How is a Mortgage Installment Calculated?

When performing a housing loan calculation, the principal loan amount, the mortgage interest rate applied by the bank, and the preferred term duration are taken as the basis. In fixed-installment payment schedules (annuities), the amount paid each month includes both principal repayment and net interest charge.

Legal Exemptions: BSMV and KKDF are Zero

Personal housing loans are exempt from legal taxes:

  • KKDF (Resource Utilization Support Fund): 0% (Exempt)
  • BSMV (Banking and Insurance Transactions Tax): 0% (Exempt)

As a result, the net interest rate announced by the bank for housing loans directly reflects as the gross interest rate in your installments.
